In our last post for August / September 2015 the average sales price to square foot price was $179.00 and the median has been $159.00

We can see that the median price for waterfront homes sold in Fort Lauderdale over the last 3 months has been $594,900 – this being based on a 3 bedroom 3 bathroom unit of 2045 square feet.

Important to note is that the median sales price for Fort Lauderdale waterfront home has dropped by a staggering 40% since March 2015!

  • In our August / September 2015 update the median price for waterfront homes sold in Fort Lauderdale over the preceding 3 months was $830,000 – this being based on a 3 bedroom 3 bathroom unit of 2059 square feet.
  • In our June / July 2015 update the median price for waterfront homes sold in Fort Lauderdale over the preceding 3 months was $1,000,000 – this being based on a 3 bedroom 3 bathroom unit of 2308 square feet.
  • In our March / April 2015 update the median price for waterfront homes sold in Fort Lauderdale over the preceding 3 months was $1,199,000 – this being based on a 3 bedroom 3 bathroom unit of 2695 square feet.

I personally think this “drop” in median prices reflects much stronger demand for lower and mid priced waterfront homes – witha higher volume of waterfront homes in these price ranges selling!

If this demand continues prices will rise!

Note for the 39 sales of waterfront homes over $1 Million dollars over the last 3 months the median sales price has been $1.7 Million!

Prices per Square Foot

The market analysis report for sales prices to square foot prices for Fort Lauderdale waterfront homes sold over the last 90 days is presented below.

With median prices down as you would expect  – the median sales price to square foot price is also well down…

In our earlier post for June / July the average sales price to square foot price for a Fort Lauderdale waterfront home was $423.00 and the median was$372.00.

This month there are 72 x New Construction Fort Lauderdale Homes for Sale – as per the MLS!

This is up from 66 New Construction homes in our last report August / September which in turn was up from 57 new construction homes for sale as in our last update for June / July 2015.

As one of our companies top Fort Lauderdale Realtors I can tell you there is probably twice this amount if you include homes in the planning and pre-construction stage.

There are 232 new construction homes for sale as listed in the MLS if we look at Greater Fort Lauderdale – up from 204 in our last post which was up from 188 in our prior post!

Days on market for Fort Lauderdale new construction homes for Sale is an important indicator on how our real estate market is preforming.

Here is the market analysis report for Days on Market based on home sales over the last 90 days

We can see from this report that the average days on market for a Fort Lauderdale New Construction Home for Sale is 139 days – down from 172 days in our last post!

More importantly is the median days on market at 145 days – which is up from 92 days in March.  

Days on market is the time from when the home was listed for sale till the home sold AND closed.
