This month there are 958 Fort Lauderdale homes for Sale – this down from 1011 homes for sale in our last post and from 1036 homes for sale as in our prior post.

The market analysis report for these homes is presented below:

We can see that the median price for a Fort Lauderdale home for sale is $624,000 – this being for a 3 bedroom 2 bathroom home of 2737 square feet – up slightly from $620,000 in our last post!

While prices are up slightly it is important to note is that median list prices for Fort Lauderdale Homes for Sale are up by 20% or by over $106,000 since our post for November / December 2015.

  • In November / December  2015 update the median price for a Fort Lauderdale home for sale was $518,000 – this being for a 3 bedroom 2 bathroom home of 1912 square feet.

The most expensive home is listed for sale for $32 Million – this being for a luxury Fort Lauderdale waterfront home.

It is important to understand that when looking a Fort Lauderdale Homes for sale and homes prices that there is often a premium attached to waterfront homes for sale.

We can see this reflected in the market analysis report for the 589 x Fort Lauderdale non-waterfront homes for sale presented below.

In  our Nov / Dec 2015 update for Fort Lauderdale homes for sale the median price for non waterfront homes sold in Fort Lauderdale over the preceding 3 months was $10,000 lower at $250,000 – this being based on a 3 bedroom 2 bathroom unit of 1526 square feet.

Square Foot Prices

The market analysis report for square foot prices paid for non-waterfront homes over the last 3 months is presented below.

We can see from this report that the average sales price to square foot price has been $192.00 and the median has been $179.00 – the median is the same as in our last post.

In our last post the average sales price to square foot price was $188.00 and the median was $179.00

Important to note is how these square foot prices vary dramatically across our different Fort Lauderdale neighborhoods

An important real estate indicators that is important to note is how much  buyers are paying for Fort Lauderdale non-waterfront homes – based on the percentage of sales price to list price paid by buyers.

We can see from this report that the average sales price to list price for Fort Lauderdale homes is 95% – down from 96% in our last post!

What is important to note however is the median sales price to list price at 97% – which is the same as in our last 2 posts!

Days on Market

Days on market for Fort Lauderdale non-waterfront homes for sale is an important indicator on how our real estate market is preforming.

This is down ever so slightly from 370 waterfront homes for sale in our last post for July / August 2016.

We can see that the median price for a Fort Lauderdale waterfront home for sale is $2,125,000this being for a 4 bedroom 3 bathroom home of 4464 square feet – down from our last post!

In our last post for July / August 2016 the median price for a Fort Lauderdale waterfront home for sale was $2,212,500 – this being for a 4 bedroom 3 bathroom home of 4543 square feet.

It is very important to note that median prices for Fort Lauderdale waterfront homes have been softening and are down by almost 15% from our Nov / Dec 2015 post!

In our November / December 2015 post the median price for a Fort Lauderdale waterfront home for sale was $2,492,500 – this being for a 4 bedroom 4 bathroom home of 3963 square feet.

The most expensive home is listed for sale for $32 Million – this being for a luxury Fort Lauderdale waterfront home.

The number of Fort Lauderdale Homes for Sale increases even more if we look at what is known as “Greater” Fort Lauderdale – which offers over 1700 waterfront homes for sale

Median Prices also drop significantly as we can see below.

The median price for a waterfront home for sale across all of Greater Fort Lauderdale being $749,000for a 4 bedroom 3 bathroom 3853 square foot home – down from our last post!

In our post for the median price for a waterfront home for sale across all of Greater Fort Lauderdale was $775,000 – for a 4 bedroom 3 bathroom 3996 square foot home.

Again It is very important to note that while median prices for Greater Fort Lauderdale waterfront homes have been softened this month – median prices are still up by $50,000 or by just over 7% from our Nov / Dec 2015 post!

In our post for the median price for a waterfront home for sale across all of Greater Fort Lauderdale was $699,000 – for a 4 bedroom 3 bathroom 3081 square foot home.

These 258 luxury Fort Lauderdale waterfront homes for sale account for approx 70% of all Fort Lauderdale waterfront homes for sale!

In our last update the median price for waterfront homes sold in Fort Lauderdale over the preceding 3 months was $837,500 – this being based on a 3 bedroom 3 bathroom unit of 2611 square feet.

It is important to note that while median sales price are down – the volume if sales is stable.

This indicates that many waterfront homes buyers are currently purchasing properties in the $600,000 – $700,000 price range.

Important to note however is that if we look at the price analysis report above for waterfront homes for sale – there are only 15 waterfront homes for sale priced between $600,000 – $700,000!

Prices per Square Foot

The market analysis report for sales prices to square foot prices for Fort Lauderdale waterfront homes sold over the last 90 days is presented below.

In our last post BOTH the average and median sales price to square foot price for a Fort Lauderdale waterfront homes were higher.

The average price per square foot was$382.00 and the median was $329.00.

Also important to note is that highest square foot price paid for a waterfront home at $960.00!

The sales price to list price for waterfront homes is a very important real estate indicator…

With our sales price to list price for waterfront homes now being at 100% this reflects VERY STRONG demand for Fort Lauderdale waterfront homes in the median price range!

Days on Market

Days on market for Fort Lauderdale waterfront homes for Sale is an important indicator on how our real estate market is preforming.

Also important to note is the most expensive luxury Fort Lauderdale home to sell over the last 90 days – this luxury home sold for $5,250,000 – this was a waterfront home sale!

If we look at luxury homes sales we see a significant difference in pricing between Luxury Waterfront Homes for Sale and Luxury Non Waterfront Homes for Sale.

Our market summary report for Fort Lauderdale luxury home sales for both waterfront and non-waterfront homes sold over the last 90 days is presented below:

We can see from this report that the median price for:

  • Fort Lauderdale Luxury Waterfront homes sold over the last 90 days is $1,112,500 this being for a 4 bedroom 3 bathroom home of 3046 square feet.  It is important to note that in our last post the median for Fort Lauderdale Luxury Waterfront homes sold over the last 90 days was almost $250,000 higher at $1,360,000 – this being for a 4 bedroom 3 bathroom home of 3146 square feet.
  • Fort Lauderdale Luxury Non-Waterfront homes sold over the last 90 days is $747,500 – this being for a 3 bedroom 3 bathroom home of 2774 square feet.  Important to note is our last post the median for Fort Lauderdale Luxury Non-Waterfront homes sold over the last 90 days was almost $100,000 lower at $650,000 – this being for a 3 bedroom 3 bathroom home of 2806 square feet.

We can see from this data that there has been a softening of median sales price for Fort Lauderdale luxury waterfront homes on one hand, and on the other there has been an strengthening of median sales prices for Fort Lauderdale luxury non-waterfront homes!

Square Foot Prices

Here is the market analysis report for sales price to square foot prices for ALL Fort Lauderdale luxury homes sold over the last 3 months is presented below:

We can see from this report that the average sales price to square foot price has been $394.00 per square foot and the median has been $355.00 per square foot.

In our last post the average sales price to square foot price has been $394.00 per square foot and the median has been $355.00 per square foot.

Again it is important to note the highest square foot price paid at $988.00 per square foot!

% Sales to List Price

An important real estate indicators that is important to note is how much  buyers are paying for Fort Lauderdale Luxury homes – based on the percentage of sales price to list price paid by buyers.

The market analysis report for luxury homes over $1 Millon is presented below

We can see from this report that the average sales price to list price for Fort Lauderdale luxury homes is 92%  – the same as in our last post.

Important to note is the median sales price to list price at 95% – up from 94% in our last post which in turn was up  from 92% as in our prior post!

This means if a Fort Lauderdale home for sale is listed at $2 Million – then based on median sales data the home could be expected to sell for 95% of that amount or $1,900,000 – based on MLS Data

Days on Market

Days on market for Fort Lauderdale Luxury homes for Sale is an important indicator on how our real estate market is preforming.

Here is the market analysis report for Days on Market based on home sales over the last 90 days

We can see from this report that the average days on market for a Fort Lauderdale Luxury Home for Sale is 156 days – up from 146 days in our last post!

More importantly is the median days on market at 106 days – which is up ever so slightly from 105 days in our last post!

Days on Market is the time from when the home was listed for sale till the home sold AND closed.

Months of Supply

Another market indicator is months of supply or how long would all the luxury Fort Lauderdale homes currently on the market take to sell based on current sales.

Our summary chart for months of supply luxury Fort Lauderdale homes for sale is presented below.

This month there are 85 x New Construction Fort Lauderdale Homes for Sale – as per the MLS!

This is up ever so slightly from 73 new construction homes for sale as in our last post for July / August 2016

As one of our companies top Fort Lauderdale Realtors I can tell you there is probably twice this amount if you include homes in the planning and pre-construction stage.

There are 306 new construction homes for sale as listed in the MLS if we look at Greater Fort Lauderdale – this is up from 289 new construction homes for sale in our last post

The market analysis report for the 85 x Fort Lauderdale new construction homes for sale is presented below:

We can see that the median price for a Fort Lauderdale new construction home for sale is $3,695,000this being for a 5 bedroom 5 bathroom luxury home of 6438 square feet.

It is important to note that median prices are on the rise…up by $800,000 since our last post!

In our last post in the median price for a Fort Lauderdale new construction home for sale was $2,895,000 – this being for a 5 bedroom 5 bathroom luxury home of 6272 square feet.

Square Foot Prices

Here is our square foot summary report for Fort Lauderdale new construction homes for sale.

We can see from this report that the median square foot price for a Fort Lauderdale new construction home is $637.00 per square foot. 

It is important to note that despite median prices rising, median square foot prices for new construction homes have actually softened.

In our last update for July / August the median square foot price for a Fort Lauderdale new construction home was $646.00 – per square foot.

Note: the highest square foot price for a luxury new construction home at $2,009.00 per square foot.

Greater Fort Lauderdale
Homes for Sale

The number of New Consdtruction Fort Lauderdale Homes for Sale increases even more if we look at what is known as “Greater” Fort Lauderdale.

Greater Fort Lauderdale Homes for sale includes homes for sale in both Fort Lauderdale and cities including: Lauderdale by the Sea, Pompano, Oakland Park and Wilton Manors.

New Construction Homes
Price Analaysis

Here is the breakdown of ALL Fort Lauderdale new construction homes for sale by price – includes both waterfront and non-waterfront homes.

It is encouraging to note that we have a spread of inventory of new construction  homes for sale.

What is important to note however is that 68 of the 85 new construction homes (80% of all homes) are luxury Fort Lauderdale homes for sale priced at $1 Million or more.

This is up from 57 new construction homes for sale price at $1 Million or more as per our last post!

It is important to note when looking at Fort Lauderdale Homes for sale and prices that there is often a premium price wise attached to waterfront homes for sale.

In our last post for July / August 2016 the median price for new construction homes sold over the preceding 3 months was also $865,000 – this being based on a slightly larger 3 bedroom 3 bathroom unit of 5109 square feet.

Waterfront Sales vs
Non Waterfront Sales

There have been 63 sales of new construction homes here in Fort Lauderdale over the last 90 days.

Of these 63 sales, 25 have been for waterfront homes and 38 sales have been for non-waterfront homes.

  • For the 38 non-waterfront new construction home sales over the last 90 days the median sales price has been $642,500this being for a 4 bedroom 2 bathroom 3575 square foot home.

Sales above list price reflects very strong demand for Fort Lauderdale new construction homes around the median sales price!

Days on market for Fort Lauderdale new construction homes for Sale is an important indicator on how our real estate market is preforming.
