In our last post the median price for a Fort Lauderdale home currently under contract in Coral Ridge Isles was $339,000 – this being for a 3 bedroom 2 bathroom home of 1702 square feet

Important to note is that it is a fairly even split of homes pending sale with 7 homes being waterfront homes and 6 homes pending sale being non waterfront homes!

Here is our market summary report for waterfront and non-waterfront homes pending sale here in Coral Ridge Isles.

We can see from this report that the median price for:

What is important to note however is that in the 7 waterfront homes pending sale – 3 homes are distressed sales.

2 waterfront homes are shorts sales – 1412 NE 53 Court and 5331 NE 15TH Ave and the other waterfront home 1431 NE 53RD Court is a bank owned REO / foreclosure.

Inclusion of these distressed homes lowers the median prices for all pending sales – especially waterfront homes pending sale!

There have been 26 sales of Fort Lauderdale homes here in Coral Ridge Isles over the last 6 months

Important to note that this is well up from our last post when 18 homes had been sold!

The median in our last post was $416,250 – this being for a 3 bedroom 2 bathroom 1828 square foot home

What is important to note however is once again we are seeing the median data for Fort Lauderdale homes for sale in this neighborhood influenced by distressed home sales.

Of the 26 homes sold over the last 6 months – 5 home sales were of distressed homes – short sales or foreclosures.

If we remove these short sales for the mix – the median sales price for the last 6 months jumps back up to $419,000!
