Median Prices Up for 2014

 Prices for Fort Lauderdale Home sales in 2014 have risen from a median of $255,000 in January of 2014 to a median of $285,000 in December 2014 – an increase of $30,000 or a rise of 11.7%

If we look at median prices for December 2014 and compare them to median price in December 2011 – the median price at $285,000 is up by $100,000!

Despite a softening in list prices for Fort Lauderdale homes currently for sale in January 2015 – this 11.7% increase in 2014 combined with a $100,000 increase when comparing Dec 2011 to Dec 2014 is encouraging news and a very positive indicator for Fort Lauderdale real estate .

We can see from this report how prices have risen.

In January 2014 – the median price was $255,000 – this being for a 3 bedroom 2 bathroom home – a home of 1812 square feet.

By April of 2014 the median price had climbed to $266,000 – an increase of over$11,000 or 4.5% – this was also for a 3 bedroom 2 bathroom home – a home of 1814 square feet

By August the median price had climbed further to $282,250 – this was being for a 3 bedroom 2 bathroom home – a home of 1862 square feet.

September and November’s median sales prices were a little bumpy with both these months having median sales prices of $265,000 – again for 3 bedroom 2 bathroom homes.

December finally surged ahead with a median sales price of $285,000 – this also for a 3 bedroom 2 bathroom home – a home of 1864 square feet.

It is interesting to compare monthly median sales prices for months by year.

I present below the median prices for December from 2011 to 2014.

We can see from this report that the median price for homes in August 2011 was $187,000.

Now in August 2014 the median price for a home is $290,000 – over $100,000 more or a 55% increase in sales prices in just 3 years 

We can see this trend also reflected if we look at Fort Lauderdale homes prices by year.

It isalso  interesting to compare monthly median sales prices for Fort Lauderdale Homes from 2011 to 2014 – Year to Date (YTD)

We can see from this report that the median sales price for Fort Lauderdale homes in 2011 was $180,500.

We can see how this had increased so by 2014 the median sales price for Fort Lauderdale Homes was $268,000 – an increase of $87,500 or just under 50%

 My Thoughts

Fort Lauderdale Real Estate has shown a strong recovery since the Housing Market Collapse of 2006 – 2008 – 2010.

This is especially the case with Fort Lauderdale Homes.

Fort Lauderdale is a great city and with our warm weather and relatively low home prices – real estate attracts not only locals but also many home buyers from other states here in the USA, from Canada and also from overseas.

Based on my 20 years experience as a realtor I am expecting and predicting prices for Fort Lauderdale Homes will continue to rise…even if the first few months of 2015 are a little soft!
