This rise has seen median sales prices for luxury Fort Lauderdale waterfront homes in this price range has increased from $1,378,500 to $1,539,513 in the last 3 years – with median square foot sales prices increasing from $337.00 – $388.00 – up by 15%.

My Thoughts

The Fort Lauderdale luxury home market in 2014 is strong – with 410 sales of luxury waterfront homes listed for sale at $1 Million or more – following on from 2013 with 422 luxury waterfront homes sold. 

While this strong demand is good what is important to note however is that our “supply” of luxury waterfront homes is limited – especially here in Fort Lauderdale – so continued strong demand in 2015 will place pressure on supply and this will most likely be reflected in pricing. 

Also important to note is that the median for luxury new construction prices is currently well over $600 per square foot

This in my mind makes luxury Fort Lauderdale waterfront homes sold or able to be purchased for close to the median of $388.00 per square foot – potentially a great value!
