This month there are 57 x New Construction Fort Lauderdale Homes for Sale – as per the MLS.

This is the same number of new construction homes for sale as in our last update in March 2015.

As one of our companies top Fort Lauderdale Realtors I can tell you there is probably twice this amount if you include homes in the planning and pre-construction stage.

There are 188 new construction homes for sale as listed in the MLS if we look at Greater Fort Lauderdale.

The market analysis report for Fort Lauderdale’s new construction homes for sale is presented below:

this being for a 5 bedroom 5 bathroom luxury home of 5000 square feet.

In our last post in March 2015 the median price for a Fort Lauderdale new construction home for sale was $2,999,000 – this being for a 5 bedroom 5 bathroom luxury home of 4940 square feet.

The most expensive new construction home is listed for sale for $13,500,000.

This “Contemporary Spec” home should be completed by 2016 and enjoys a great location with 260 Feet of water frontage.

The home is located in Segamore Cove – an Exclusive Private 7 Home Enclave Community with gated entry.

The median sales price to square foot price for sale over the preceding 90 days has been $407.00 – per square foot.

% Sales to List Price

An important real estate indicators that is important to note is how much  buyers are paying for Fort Lauderdale new construction homes – based on the percentage of sales price to list price paid by buyers.

What is important to note however is the median sales price to list price at 99% –  which is well up from 95% in our March Post!
