It is very important to note that our inventory of Fort Lauderdale homes for sale has in 2015 been dropping…. down almost 25% since March!

It is important to understand that when looking a Fort Lauderdale Homes for sale and homes prices that there is often a premium attached to waterfront homes for sale.

We can see this reflected in the market analysis report for the 615 x Fort Lauderdale non-waterfront homes for sale – down from 656 in our last post!

Important to note is that despite a drop in June / July – median sales prices for Fort Lauderdale homes are still up from March 2015.

In our June / July update for Fort Lauderdale homes for sale the median price for non waterfront homes sold in Fort Lauderdale over the preceding 3 months was $226,250 – this being based on a 3 bedroom 2 bathroom unit of 1507 square feet.

In our March / April update the median price for non waterfront homes sold in Fort Lauderdale over the preceding 3 months was $232,500 – this being based on a 3 bedroom 2 bathroom unit of 1462 square feet.

Square Foot Prices

The market analysis report for square foot prices paid for non-waterfront homes over the last 3 months is presented below.

We can see from this report that the average sales price to square foot price has been $179.00 and the median has been $159.00 – much the same as in our last post.

In our last post for June / July 2015 the average sales price to square foot price was $180.00 and the median was $160.00

Important to note is how these square foot prices vary dramatically across our different Fort Lauderdale neighborhoods

An important real estate indicators that is important to note is how much  buyers are paying for Fort Lauderdale non-waterfront homes – based on the percentage of sales price to list price paid by buyers.

We can see from this report that the average sales price to list price for Fort Lauderdale homes is 94% – up from 93% in June / July 2015.

What is important to note however is the median sales price to list price at 97% – up from 96% in June / July and up from 95% in March / April 2015.

This means if a Fort Lauderdale non-waterfront home for sale is listed at $300,000 – then based on median sales data the home would sell for 97% of that amount or $291,000.

Compare this to $300,000 at 95% in March which would be $285,000

Days on Market

Days on market for Fort Lauderdale non-waterfront homes for sale is an important indicator on how our real estate market is preforming.
