  • In our March 2015 update the median price for a Fort Lauderdale home for sale was $469,000 – this being for a 3 bedroom 2 bathroom home of 1832 square feet. 

The most expensive home is listed for sale for $32 Million – this being for a luxury Fort Lauderdale waterfront home.

This home is in exclusive Harbour Beach and the home is a waterfront estate that sits on 3 lots with 300 feet of linear waterfront!

It is important to understand that when looking a Fort Lauderdale Homes for sale and homes prices that there is often a premium attached to waterfront homes for sale.

We can see this reflected in the market analysis report for the 674 x Fort Lauderdale non-waterfront homes for sale – this is up from 615 non-waterfront homes in our last post for August / September 2015!

The median is up slightly from our last post when the median was $295,000 – this being for a 3 bedroom 2 bathroom home of 1531 square feet.

It is important to note the difference between the median for all Fort Lauderdale homes for sale at $518,000 and non-waterfront homes for sale at $299,900 – a difference of approx $218,100 or 42%!

Important to note is that median sales prices for non-waterfront homes are up by $17,500 or by 7.5% since our post for March / April!

  • In  our August / September update for Fort Lauderdale homes for sale the median price for non waterfront homes sold in Fort Lauderdale over the preceding 3 months was $239,450 – this being based on a 3 bedroom 2 bathroom unit of 1482 square feet.
  • In our June / July update for Fort Lauderdale homes for sale the median price for non waterfront homes sold in Fort Lauderdale over the preceding 3 months was $226,250 – this being based on a 3 bedroom 2 bathroom unit of 1507 square feet.

The market analysis report for square foot prices paid for non-waterfront homes over the last 3 months is presented below.

We can see from this report that the average sales price to square foot price has been $213.00 and the median has been $164.00 – up from our last post.

In our last post for August / September 2015 the average sales price to square foot price was $179.00 and the median has been $159.00

Important to note is how these square foot prices vary dramatically across our different Fort Lauderdale neighborhoods

An important real estate indicators that is important to note is how much  buyers are paying for Fort Lauderdale non-waterfront homes – based on the percentage of sales price to list price paid by buyers.

What is important to note however is the median sales price to list price at 97% – which is the same as in our last post!

Days on Market

Days on market for Fort Lauderdale non-waterfront homes for sale is an important indicator on how our real estate market is preforming.
