Important to note is that while the median price is dropping the median list price to square foot price for waterfront homes in Bermuda Riviera is increasing at $490.00

In our last post the median list price to square foot price was $482.00!

We can see from this report that the median price for a home pending sale here in Bermuda Riviera is $1,845,000this being for a 3 bedroom 4 bathroom home of 3671 square feet.

In our last post for August / September the median price for a home pending sale in Bermuda Riviera was $1,187,500 – this being for a 3 bedroom 3 bathroom home of 2414 square feet.

Of the 5 homes pending sale 4 are waterfront and 1 is non- waterfront.

Also important to note with homes currently pending sale is that one home 3223 Ne 40th St offered for sale for $1,995,000 is a “tear down”

Despite being a “tear down” the home sits on a Point lot on the intracoastal and offers incredible panoramic views!  The lot allows Mega yacht dockage on the side canal – see photo above!

Not only is it important to note the difference in median prices for waterfront homes here in Bermuda Riviera – a difference of over $400,000

It is very important to note the difference in sales prices to square foot prices for waterfront homes here in Bermuda Riviera – a difference of over $191.00 or almost 72% per square foot!

These differences reflect the premium buyers of Fort Lauderdale homes are prepared to pay for waterfront homes here in Bermuda Riviera.
